Is property at Bharat City depreciating?


Consider an example of a 1290 sq feet apartment at 6th floor in Construction Linked Plan.  In first scenario the cost of apartment is worked out at rates prevailing in May 2013. In second scenario is based on rates prevailing in Aug 2013.
(IFMS, Dual Meter and Club Membership Charges being common in both scenarios, are omitted.)

  1. Hi, Please re validate PLC, IFMS, EEC, FFC, EDC & IDC charges. this should be Rs.120 sq/ft not Rs.167.5 sq/ft. I've analyse with my cost estimation. May month Cost = 3882900 + 154800 ( 120 * 1290) + 15000 ( power back up 1 kv) + 1,50,000 covered parking = Rs.42,027,00 and July 2013 cost = Rs.40,90,000 + 25,800 ( 1290 *20 IFMS) + 15,000 ( Power backup 1 KV) = Rs. 41,30,800. Cost reduction = Rs. 71,900 i.e; 1.7108% reduction. Please correct me if I'm wrong

  2. Dear Harish, See the charges applicable in May end / June. I've taken the charges from the Official Site of Bharat City. Only change is that I have taken the average charges of park / road facing. I myself would be very happy to be corrected, if I erred or missed some calculation. After all I too have put my hard earned money for the apartment. But my calculations do not make me feel happy. By the way the charges are, FFC + EEC + IDC +EDC + PARK/ROAD FACING CHARGES = 25 + 40 + 25 + 50 + 27.5 respectively and the covered parking is for 200000 and not 150000 as calculated by you. Probably you have calculated as per the rates applicable in begining of May 2013. I have calculated at the rates as found on 22 May on Bharat City official website. I have downloaded a pdf copy of all the rates as posted on Bharat City official website since launch of the project.
